ITEM: S-1163. U.S. Restaurant Properties Development, a zoning change request
from "LI' Light Industrial to "LI-S.U.P." Light Industrial, special use
permit, to allow the development of a gas station with a convenience store,
restaurant and car wash on approximately 1.49 acres of property located at
the southeast corner of Denton Tap Road and State Highway 121 Bypass, at
the request of WE) Architects and Engineers.

1. Label the sidewalk as a 5' sidewalk.
2. Need to show medians in Denton Tap. No new median openings will be allowed.
3. The drive off of SH 121 will need TxDOT approval.
4. Show ADA ramps at all driveways and at the northwest corner of the property.
5. The 8' wide paver bands need to be located 1' off of the ROW.
