DESCRIPTION
BEING all that certain tract or parcel of land situated in the S.A. & M.G.R.R. SURVEY,
Abstract No. 1439 in the City of Coppell, Dallas County, Texas, and being out of a tract of
land described in deed to the City of Coppell, Texas, recorded in Volume 96164, Page 190
of the Deed Records of Dallas County, Texas (D.R.D.C.T.), and being more particularly
described as follows:
BEGINNING at a ¼-inch capped iron rod found for the southwest corner of said City of
Coppell tract, being on the north line of Lot 4R Freeport North, an addition to the City of
Coppell, Dallas County, Texas, according to the plat recorded in Volume 95245, Page
2050 of the Plat Records of Dallas County, Texas (P.R.D.C.T.), and being on the south
right-of way line of Creekview Drive;
THENCE N 00°23'19" E, departing said right-of-way line along the west line of said City of
Coppell tract, a distance of 60.01 feet to a ~-inch capped iron rod found for the southeast
corner of Lot 5R, Freeport North, and being on the north right-of-way line of Creekview
Drive;
THENCE N 89°07'47" E, departing the west line of said City of Coppell tract, a distance of
2,577.47 feet to a ~-inch capped iron rod (stamped SRA 3225) set for the beginning of a
curve to the left whose chord bearing is N 82°19'29" E;
THENCE Easterly, along said curve having a central angle of 13°36'36", a radius of 470.00
feet, and an arc length of 111.64 feet to a X-inch capped iron rod (stamped SRA 3225) set
for a corner on the east line of said City of Coppell tract, being on the west right-of-way line
of State Road (undedicated right-of-way);
THENCE S 00°01'52" E, along the east line of said City of Coppell tract, a distance of
81.69 feet to a %-inch capped iron rod (stamped SRA 3225) set for a corner on the south
line of said Coppell tract, and being on the north line of a tract of land described in deed to
Tes-Virgil Avenue, Ltd., recorded in Volume 2000-093, Page 4346, D.R.D.C.T.;
THENCE S 89007'47.. W, along the south line of said City of Coppell tract, a distance of
2,732.13 feet to the POINT OF BEGINNING and containing 161,768 square feet or 3.714
acres of land, more or less.
