Coppell, Dallas County, Texas, and being a portion of undedicated right-of-way for State
Road, and being more particularly described as follows:
BEGINNING at a %-inch capped iron rod (stamped SPA 3225) set for the southeast corner
of a tract of land described in deed to the City of Coppell, Dallas County, Texas, recorded
in Volume 96164, Page 190, D.R.D.C.T., and being on the west line of said undedicated
right-of-way of State Road;
THENCE N 00°01'52" W, along the east line of said City of Coppell tract, a distance of
485.99 feet to a corner;
THENCE N 27°44'35'' W, continuing along the east line of said City of Coppell tract, a
distance of 11.38 feet to a corner;
THENCE S 75°42'53'' E, departing the east line of said tract, a distance of 22.21 feet to a
corner on the south line of a tract of land described in deed to the City of Coppell, Dallas
County, Texas, recorded in Volume 2000-242, Page 6802, D.R.D.C.T., and being on the
east line of said undedicated right-of-way for State Road;
THENCE S 00o04'53.. W, along the east line of said State Road, a distance of 490.35 feet
to a corner;
THENCE S 89o07'47.. W, a distance of 15.52 feet to the POINT OF BEGINNING and
containing 7,781 square feet or 0.179 acres of land, more or less.
