DESCRIPTION
BEING all that certain tract or parcel of land situated in the S.A. & M.G.R.R. SURVEY,
Abstract No. 1439, in the City of Coppell, Dallas County, Texas, and being out of two
tracts of land described in deeds to the City of Coppell, recorded in Volume 96164, Page
190, and Volume 98135, Page 5682 of the Deed Records of Dallas County, Texas
(D.R.D.C.T.), and being more particularly described as follows:
COMMENCING at the southeast corner of said City of Coppell tract, being on the west line
of the undedicated right-of-way for State Road;
THENCE N 00°01 '52" E, along the east line of said tract, same being the west line of said
undedicated right-of-way for State Road, a distance of 149.73 feet to the POINT OF
BEGINNING, and being on a curve to the right whose chord bearing is N 06°27'17'' W;
THENCE Northwesterly, along said curve having a central angle of 13°19'23", a radius of
1,411.12 feet, and an arc length of 328.13 feet to the end of curve;
THENCE N 00°12'25'' E, a distance of 701.76 feet to a ~-inch capped iron rod (stamped
SPA 3225) set for a corner;
THENCE S 89o47'35" E, a distance of 21.89 feet to a corner on the east line of said City of
Coppell tract, same being the west right-of-way line of State Road;
THENCE S 00°13'51" W, along said right-of-way line, a distance of 647.17 feet to a corner;
THENCE S 27°44'35" E, along said right-of-way line, a distance of 31.79 feet to a corner
on the west line of said undedicated right-of-way for State Road;
THENCE S 00°01'52" E, along said undedicated right-of-way line, a distance of 351.74 feet
to the POINT OF BEGINNING and containing 23,901 square feet or 0.549 acres of land,
more or less.
