Dear Mr. Doyle:
The most recent pla: review comments for referenced project have been discussed
with plan reviewers and addressed as follows:
Ginn, Inc. - John Karlsruher
1. Dallas Coum:y (Bud Beene) has reviewed plans and has returned the
enclosed comments. Mr. Beene's comments will be satisfied appropriately
in a pre-construction conference.
2. Heavy duty and regular duty pavement has been defined on the plans. Rick
Walker with Urban Architecture is providing the City and Ginn, Inc. with
a detailed geotech designed pavement section.
3. Rick Walker with Urban Architecture has provided the City with a
landscape plan. The City should pr~-'ide Ginn, Inc. with said plan for
their review.
4. The general difference between this plan and the approved plans by Albert
Halff for this site are:
a. Eliminated southwest entrance
b. Altered site grading design
c. Revised drainage pattern and reduced number of storm drain inlets
5. 21" R.C.P. coordination county contractor during construction phase.

Temporary and permanent drives will be constructed by Valley Ranch Center
contractor.
Onsite 8-inCh water line is for fire use only. The line will serve fire
hydrants and internal fire sprinkler system only. Ail domestic service is
from the perimeter public water mains. Based on this criteria, 8-inch
D.D.C. II Hershey double check/detector check or approved equal with an
O.S. & Y. valve on each side with vault and 4½-inch Storz nozzles for
fire hydrants have been specified.
City of Coppell - Larry Davis
1. 21-inch R.C.P. arrangement with Dallas County during construction.
2. Wet taps for domestic and irrigation service s. pecified along MacArthur.

lot.
5. Add private sanitary sewer manholes for maximum 300-foot separation.

corner - 10.5-foot vertical and 5.5-foot horizontal.
8. Trench Safety System note.
The public 12-inch water line and 8-inch sanitary sewer line along Belt
Line Road are to be constructed per:

City of Coppell, Texas
as prepared by Alber~ Halff Associates and approved by
City of Coppell, Texas on March 4, 1988.
This set of improvement plans does not include the design of any public
water and sanitary sewer lines.
