We have no objections to any of the above with regard to special
use permits or zoning. We do want the opportunity to review each
plan regarding preliminary and final plat/plan submittal.
Some potential problem areas we see are:
Drives along Belt Line and MacArthur are not in accordance
with subdivision ordinance regarding widths and spacing and
locations.
2. Drainage in this area is a major concern for the City.

Water and Sanitary Sewer Plan
We have reviewed the above referenced project for conformance to
City of Coppell subdivision ordinance, zoning ordinance, and
standards,~ and the follow, lng sets forth our comments.
Provide documents for right-of-way dedication along Belt Line
and MacArthur to dedicate at this time, not future.
On 12" line "WB," indicate boring to extend beyond back of
curb, a minimum of 5'; also, indicate steel encasement
thickness, etc.
Storm sewer along front of property will have to be extended
prior to any work done on Valley Ranch Center; which may

Preliminary Plat, Water, Sewer, Grading Plans
We have reviewed the above referenced project for conformance to
City of Coppell subdivision ordinance, zoning ordinance, and
standards, and the following sets forth our comments.
We have no objections to the preliminary water and sewer
layout plan as presented for the above referenced project.
We would like to have the opportunity to review again and see
plan/profiles of sewer lines.
10' x 300' right-of-way reservation should be indicated to be
dedicated to City at this time, along with documents.
Provide detail sheets for all construction; do not allow
details by inference to standards only.
4. Add valve on 8" line around rear of building.
5. Indicate fire lanes on plat.
6. Provide overall site plan with dimensions, etc.
Driveways are not in accordance with subdivision ordinance;
please address.

Curb inlets shown do not appear to be adequate for
anticipated flows.
Drainage, steep slope at southwester corner of property not
acceptable.
10. If on-site detention is being provided, please provide more
information.
11. No open ditches allowed. Storm sewer system along Belt Line
Road shall be extended to east property line.
12. Provide details of retaining wall, south property line.
