SURROUNDING LAND USE & ZONING: North - Vacant; MF-2 zoning South - Vacant; Grapevine Creek Channel East Vacant; LI zoning West Valley Ranch Baptist Church; LI zoning Item # 15 COMPREHENSIVE PLAN: The area of MacArthur Blvd. and Beltline Road has been designated as a special land use category for mixed uses since it is considered a gateway into the City. DISCUSSION: This final plat is consistent with the approved preliminary plat. Landscape plans for the additional frontage on Belt Line Road are compatible with the City's streetscape plan. RECOMMENDATION: Staff recommends approval of the final plat subject to compliance with the following recommendation: 1. The Valley Ranch Self Storage landscape plan shall be sealed by licensed landscape architect or a bonafide nurseryman.
