1. S-1072, Special Use Pecn~it Request for Blooming Color Landscape Nursery, to
change the zoning from LI (Light Industrial) to LI. S.U.P., located along the south
side of Beltline, 1,650 feet east of MacArthur Boulevard, at the request of Mr.
Barry Johnson.

2. Blooming Colors Nursery Addition, Preliminary Plat Addition, located along the
south side of Beltline, 1,650 feet east of MacArthur Boulevard, at the request of Mr.
Barry Johnson.
1. The plans for this plat show tieing into an existing sanitary sewer and water line that
is being extended through the Valley Ranch Baptist Church and the Valley Ranch Self
Storage, immediately west of this site. If either one of those developments do not
take place, then for Blooming Colors Nursery to develop they would be responsible
for extending the water and sanitary sewer from its existing location in the Tom
Thumb shopping center.
2. A detail should be provided for the reconstruction of the existing wye inlet east of
this site.
3. S-1075, Special Use Permit request for Valley Ranch Self Storage, to change the
zoning from LI (Light Industrial) to LI. S.U.P. , located along the south side of
Beltline, 1,320 feet east of MacArthur Boulevard, along the south side of Beltline,
at the request of Robert H. Goss and Robert D. Blacketer.

4. Valley Ranch Self Storage Addition, Preliminary plat, located along the south side
of Beltline, 1,320 feet east of MacArthur Boulevard, along the south side of Beltline
Road, at the request of Mark Roberts, P.E.
1. The plans for this plat show an existing water and sanitary sewer line being extended
through the Valley Ranch Baptist Church. If the Valley Ranch Baptist Church fails
to develop, then the Valley Ranch Self Storage will be required to extend the water
and sanitary sewer line from its existing location in the Tom Thumb Shopping
Center.
2. There was a concern whether the Valley Ranch Self Storage Addition had a need for
a median opening in Beltline Road. If so, it should be coordinated at this time with
the Valley Ranch Baptist Church. However, Mr. Bob Goss and Don Blacketer stated
at the December 2, 1993 DRC meeting that they did not have a need for a median
opening. Therefore, Valley Ranch Baptist Church will have some flexibility in the
location of the median opening along the Valley Ranch Baptist Church's eastern
property line.
3. There should be no concentrated discharge to Grapevine Creek Channel.
5. Valley Ranch Baptist Church Addition, Preliminary Plat, located along the south
side of Beltline Road, 825 feet east of MacArthur Boulevard, at the request of Jim
Riley.

6. S-1076, Special Use Permit request for Boston Chicken Restaurant, to change the
zoning from LI (Light Industrial) to LI. S.U.P., located near the southeast corner
of MacArthur Boulevard and Beltline Road, at the request of Winklemann &
Associates, Inc.
1. All existing and proposed parking should be delineated on the site plan and any fire
lanes proposed should be a minimum of 6" thick.
7. PD-131, Cambridge Manor Estates, to change the zoning from A (Agricultural) to
PD SF-12 (Planned Development Single Family 12), located along the north side of
DeForest Road, 1,600 feet east of MacArthur Boulevard, at the request of Beamer
Development Company.
