Replat (third) of Valley Ranch Plaza Pads B-F - located near the southwest corner of MacArthur Blvd. and Beltline Road. 1. The 24' fire lane on the south side of Pad E does not match up with the existing fire lane on Pad H. Please re-evaluate. 2. The fire lane between Pad D and F should be 25' in width. 3. The existing 10' reservation for future right turn lane should extend all the way to the proposed driveway between Pads D and F. It should also be constructed at this time. 4. The standard Floodplain Administrator Note should be provided on the plat. 5. There could be some outstanding fees for this plat from previous times when it was platted. That is currently being investigated and will be forwarded as soon as an answer has been obtained. 6. As previously stated via correspondence, the interior water and sewer lines are private lines and as such they should be maintained by the property owners. Some type of maintenance agreement should be provided to the City. 7. The proposed 8" and 12" water line adjacent to MacArthur Blvd. should be built at this time. (Per Director of Public Works, the water lines are already constructed.) 8. Drainage plans should be provided, not just site grading plans. The drainage plans should show the drainage area, calculations, etc. 9. Build access north to Beltline Road on the west side of Pads B & C. It will require an easement from the property owners to the west. 10. A Traffic Study should be provided that will address the traffic concerns of the entire tract, i.e. ingress, egress, etc.
