Dear Mr. Evans:
This letter is written in response to your December 26, 1996 letter in which you state that
you will relocate the existing sewer line in accordance with the plat approved by City
Council. Your letter also requests that the contractor be allowed to proceed with storm
drainage improvements on Monday, December 30, 1996. I consulted with Mike Martin and
Atul Patel concerning the status of the plans. There appears to be no current issues with
the proposed storm drainage improvements. Therefore, the City is willing to work with
you to provide partial approval of Sheets C-4 and C-6 so that the contractor can proceed
with the storm drainage improvements on December 30, 1996.
Prior to that time, the contractor does need to pay the inspection fee for the storm drain
improvements. Those fees are 4% of the construction cost for the inlet on MacArthur and
the 24" pipe from the inlet to the property line and then 2% of the construction cost of the
remaining storm drainage improvements on site. If those issues are taken care of, then the
contractor should contact Larry Davis on Monday, December 30, 1996 so that this project
can proceed.
There are several other minor issues concerning the plans of which Atul Patel will be
contacting Eugene Middleton next week. However, there is one issue that has appeared
from one review to another. That concerns the northern deceleration lane on MacArthur
Blvd. The approved MacDonald plans state "to be constructed by others" and now the
plans submitted for Valley Ranch Plaza state "to be constructed by MacDonalds". There
needs to be clarification of this before the final approval of the remainder of the
construction plans.
