LandCon, Inc. 2501 Parkview Dr., Suite 610 Fort Worth, TX 76102-5803 RE: Second Construction Review Comments for McDonalds / Tract A Valley Ranch Plaza Dear Mr. Childress: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a copy of the plat in the next set of plans. Coordinate with Albert Halff & Associates with regards to the dedication of right-of-way for the eastbound free right mm lane on Belt Line Road and show it on the plat. 2. On the grading plan, show the proposed elevation shots at the driveway approach onto Belt Line Road and the percent grade of the driveway. 3. On the storm drain profile, show the hydraulic calculations for a 100-year storm. Also, concrete encase the 12" water line if there is less than 24" between where the water line crosses the proposed 18" R.C.P. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
