Dear Mr. Patel
In reference to your plan review letter dated October 31, 1996, we have adjusted and revised the
Site Development Plans for the proposed McDonald's site. Per the comments listed in the letter,
we offer the following responses:
1. The City detail sheets have been removed from the plans. We have referenced the city
detail sheet numbers pertaining to the specific improvements to be constructed.
2. The existing pavement on Belt Line Road is shown and referenced by note.
3. The barrier free ramps have been adjusted to flare the sides to meet the brick paving band.
4. We spoke with Mr. Travis Crump, Coppell Fire Department, regarding the drive radius'
with respect to a fire lane. These drives are not within a designated fire lane and Mr.
Crump verified a 20' return radius is acceptable.
5. A barrier free ramp has been added in the location indicated on the plans. This location is
the west side of the proposed drive entrance on Belt Line Road.
6. Sidewalk to be constructed as a part of these improvements and the future walk
improvements to be a part of the Belt Line Road improvements have been indicated on the
plans.
7. Pavement strength has been noted. Also, the Coppell city details for concrete paving has
been noted. These details show the 6" lime stabilized subgrade as a part of the paving
section.
8. Spot elevations have been corrected. We have coordinated the grading plan with the
proposed plans as prepared by Winklemann & Associates for the remainder of the Valley
Ranch Plaza site.
9. An intensity of 8.8 has been used in the drainage calculations as requested.
10. The new fire line location has been shown as agreed upon between the two site owners.

11. Profiles of the sanitary sewer and storm drain lines have been added.
12. City details regarding the water services for domestic and irrigation use have been
referenced on the plans. These details include the double check devices for the service
connections.
13 A wastewater access device has been added to the sewer line in the location indicated on
the plan review'. Reference to the city detail is shown.
14. Reference to the city details regarding the connection of the private fire line has been
added. These details show the vault requirements.
15. The Landscaping and Irrigation Plans have been removed from the plans as requested.
All comments as noted on the review- set of the plans have been addressed.
Attached are two sets of plans as revised per the review letter comments and the comments
shown on the review set of the plans. Also included is the set of review plans. These are
submitted for final review and approval.
