LandCon, Inc. 2501 Parkview Dr., Suite 610 Fort Worth, TX 76102-5803 RE: First Construction Review Comments for McDonalds / Tract A Valley Ranch Plaza Dear Mr. Childress: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Remove City details from civil plans. The contractors must purchase a set of the latest City of Coppell Standard Construction Details. 2. On the Site Plan, show the existing edge of pavement for Belt Line Road. 3. Show the barrier free ramps flared out to meet the backside of the brick paver band. 4. Check with Travis Crump, in the Fire Department, at (972)304-3503 to see if the driveway radius is large enough for the fire trucks to turn into. 5. Construct barrier free ramp at the location shown on the site plan per ADA requirements. 6. Clarify what portion of the sidewalk is to be constructed with Belt Line Road improvements. 7. On the paving specifications, state the strength proposed. Also, a 6" lime stabilized subgrade is required per Subdivision Ordinance. 8. On the Grading Plan, show the correct shot elevations in coordination with the proposed grades. Also, include spot elevations at the locations shown on the plans. Coordinate with Valley Ranch Plaza Construction Plans for the paving elevations. 9. On the drainage area maps, use an intensity value of 8.88 as per Dallas Drainage Design Manual. 10. On the Utility Plan, coordinate the new water line location with Winkelman and Associates, engineer for Valley Ranch Plaza. l 1. Provide sanitary and storm sewer profiles. 12. Provide double check devices for both domestic and irrigation meters. 13. Provide a wastewater access device at the location shown on the plans. 14. A vault per City of Coppell Standard Construction Details is required for the fire line. 15. Remove Landscape and Irrigation Plans from the civil sets. The Landscape and Irrigation Plans are approved through Building Inspections Dept. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
