Valley Ranch Plaza, zoning change from ~LIn (Light Industrial) to 'PD-C~ (Planned Development, Commercial), to allow the development of a 2, 000 square foot drive-througk restaurant and a separate 19,200 square foot retail/restaurant building, located at the southwest coroer of Beg!;_ne Road and MacAtthur Blvd., at the request of l~mkelmann & Associates, Inc. DRC DATE: June 27, 1996 and July 2, 1996 CONTACT: Mike Martin, P.E., Assistant City Engineer 004-3679) COMMENT STATUS: ./'PRELIMINARY Site Plans 1) All brick paver bands to be 8' wide as per the City of Coppell Standards. 2) Indicate the location of fire lanes. 3) Show the dimensions of proposed deceleration lane. 4) Provide A.D.A. ramps at all driveways. 5) Show proposed radius of driveways adjacent to Beltline Road. 6) With traffic congestion already existing at the driveway into Wendys, it may be necessary to construct a traffic signal light at the southeast comer of this development. 7) Show the proposed right-of-way dedication for Beltline Road at MacArthur Blvd. Landscaping Plans 1) Show sight visibility triangles at all ingress/egress points. 2) All brick paver bands to be 8' wide as per the City of Coppell Standards. Preliminary Utility Plan 1) The 8" waterline located internal to this development for fire protection is to be a private line. 2) Provide utility easements for all water vaults and meters. 3) Locate the proposed 8" sanitary sewer line along the west side of the development. Also provide a 20' sanitary sewer easement. 4) Location of fire hydrants needs to be approved by the Fire Department. Page 2 DRC 6/27/96 Valley Ranch Plaza Preliminary Grading and Drainage Plans 1) The private storm drainage system needs to be located outside of the right-of-way. 2) Provide an offsite drainage map showing that the drainage system in MacArthur Blvd. is designed to handle drainage from this development. 3) Provide a drainage area map showing hydraulic calculations.
