That we, Dunning Limited Partnership of Dallas County, Texas for and in
consideration of One Dollar ($1.00) and other valuable consideration paid by
the City of Coppel.l, a municipal corporation of Dallas County, Texas, receipt
of which is hereby acknowledged, do grant, bargain and convey to said City, it
successors and assigns, the use and passage in and along the following parcel
or tract of land situated in Dallas County, Texas, in accordance with the plat
attached, to -wit:

Tract A
Being a public utility easement, said easement is situated in Lot C,
Block 1, Valley Ranch Center according to the Plat of Record in Volume
88035, Page 1680, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
COMMENCING at a point in the south right -of -way line of Belt Line
Road, said point also being the most northeasterly corner of said Lot
C, Block 1, and the northeast corner of Triland /Northsted Joint
Venture Tract as recorded at Volume 82118, Page 0213, D.R.D.C.T.;
THENCE South 00 0 00' 00" West, along the east line of said Lot C, Block
1, said line also being the west line of said Triland /Northsted
Tract, a distance of 209.71 feet to a point;
THENCE North 90 00' 00" West, normal to the east line of said Lot C,
Block 1, a distance of 20.00 feet to a point in the west line of
existing 20' public utility easement as recorded as part of said

88035, Page 1680, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
COMMENCING at a point in the south right -of -way line of Belt Line
Road, said point also being the most northeasterly corner of said Lot

ourselves, our heirs, successors and assigns, to warrant and forever defend,
all and singular, the said premises unto the Said City of Coppell its
successors and assigns, against every person whomsoever lawfully claiming or to
claim the same or any part thereof.
It is intended by these present to convey a right -of -way to the said City of
Coppell for the usual rights of ingress and egress in the necessary use of such
