Re: Villages of Coppell Phase I
Construction Plans
Dear Mr. Broach~
We have reviewed the above referenced project for conformance
to City of Coppell Standards. This has been our only review
of the construction plans for this project. The following
sets forth our comments.
1. Rave the plat agree with the plans in all cases; i.e.,
drainage and sanitary sewer easements, property line
dimensions, etc. See marked up set of plans.
2. Cul-de-sacs shall have a minimum pavement radius of 40',
not 39' as shown.
3. Show easements on paving and drainage plans.
4. Minimum time of concentration shall be 10 minutes, which
will affect intensity for 100-year storm frequency.
Please address.
5. On storm sewer plans, there appears to be a discrepancy
of the drainage easement dimensions. Please address.
6. Since the culvert shown on sheet 8 will be partially
submerged, is there provisions on the existing lake to
allow for an overflow situation? Please advise.
7. Tie the proposed waterline in Woodlake Drive to the
existing main in adjoining Raintree Village, if possible.
Please address.
8. On sheet 11 of the plans, please note our comments
pertaining to the general notes.

We will recommend placing this on the next Council agenda for
approval. As soon as you address the above items, please
provide us with a minimum of six (6) complete sets, for the
City, plus whatever number you need for your use, so that
they may be stamped.
