Dear Ken:
This letter is to confirm our telephone conversation and understanding concerning the size and
detail of the curb access ramps onto Parkway Blvd. and other items for the referenced project.
The attached detail is a dimensioned picture of the ramp set up on Buttonwood Court and
Parkway Blvd. you looked at yesterday. The ramp has approximately 205 square feet of area.
The alley approach off Minyard will be reconstructed in accordance with the detail attached.
I looked at the new alley and it is very close to the street elevation at the tie. I feel that the two
lugs and dowels will be an adequate connection. The grade break from the approach to the
existing alley will be approximately 3 % along the drive line of the alley.
We will have our contractor construct the alley at our client's expense with the understanding
that the modified ramps are acceptable to the City and we will be able to delete some screening
wall and some sidewalk where the alley tie is constructed.
I also would like to confirm our conversation of last week concerning the location of the
screening wall along Parkway Blvd. from Coppell Road to Buttonwood Court. The alley flare
at the 90 degree tums will not allow the wall to be placed completely within the alley right-of-
way parallel to Parkway Blvd. We will need to move the wall about one foot into the right-of-
way of Parkway Blvd. This will place thc back of thc thin wall section on the alley-street right-
of-way line. You agreed by telephone to allow this placement. The alley and street grades are
approximately one foot different in elevation. You said that we could increase the slope of the
backf'fll from the curb to the sidewalk to take care of some of this grade difference. A slope not
in excess of 1 to 5 will take care of the difference (a 1 to 7 will be held for most of the
distance).

After taking elevations of the cul-de-sacs along Parkway and discussions with the paving
contractor, we feel it would be much better for all parties if the small flumes are constructed by
the wall contractor when he does the sidewalks along Parkway. Adequate fall exists for the
flumes, but a slight error in the construction of the flume may lead to a ponding situation that
will require removal of the walk or the flume. If one contractor is responsible for both, the
finger pointing is eliminated.
