Prairie Denton, TX 76201 RE: S.H. 121 at Corporate Drive/Coppell Road Dear Mr. Hensley: This letter is written as a follow-up to our previous meeting concerning the entrance ramp to S.H. 121 in the general vicinity of Corporate Drive and Coppell Road. The engineering consultant for the GTE site has provided a modified ramp access drawing showing a future ramp north of Corporate Drive. You may recall that the current plan for a ramp in the area is south of Corporate Drive. During our discussion, it was noted that it is important for the vehicles exiting the site to have the opportunity to enter onto northbound S.H. 121 in the future once the highway takes on freeway status. The driving force for this submittal at this time is the overriding need for the GTE site to have driveway access to the current frontage road. With the submittal of this plan, I am requesting that TxDOT expeditiously review the modified ramp location and make a determination on the purposed location of the driveways to service the GTE site. I will be contacting you in a few days to arrange a time when Gillett Berger, with Beck Realty Group, Jim Riley, with Brockett, Davis and Drake and myself can meet with you concerning this proposal. Box 478 Coppell, Texas 75019-4409 GTE Shared Services Center Proposed Access and Adjacent Roadway Circulation Dear Ken: Enclosed, please find four prints from Jim Riley, Brockette/Davis/Drake, which indicate GTE's required layout for the entry drives at the service road, and the proposed location for thc future access ramp to northbound Highway 121. Jim has verified adequate distance to the bridge abutment to allow placement of the future "on ramp" just north of Corporate Park Boulevard. In addition, BDD has shown: 1. modified ramp access to thc Texas U-mm beneath the Denton Creek bridge from the service road/Coppell Road, which was discussed and sketched by Mr. David Hensley, Texas Department of Transportation, during our December 8a~ meeting, and 2. extension of the Corporate Park Blvd. median into the first or south lane of the service road, to provide right turn in and right turn out from/to this lane, which was suggested by Mike Martin. This prevents direct flow-through, creating slower traffic in this lane, which will improve entry and exit at the GTE service road drives. As you are aware, projected traffic increases in this area, not only from GTE employees but also from the rapidly expanding retail, commercial and residential developments, make efficient resolution of our off-site circulation and traffic flow of primary concern. Approval and implementation of the various suggestions in the BDD plan will greatly alleviate these concerns however, it is imperative that we obtain approval for egress/ingress to/from the Hwy. 121 frontage road in order to make our current site plan functional. Please forward our proposed plan to TxDOT for their review, as requested by David Hensley, and provide any City of Coppell support, which may benefit our cause. In addition, will you please set up another meeting with the TxDOT Denton office to follow-up on this proposal a few days after they receive this information and advise accordingly?
