The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:

On the Minor Plat, please verify and indicate the actual fight-of-way width for Coppell Road and show
the right-of-way dedication for the horizontal curve at the northeast comer of the property.
Driveway access to S.H. 121 frontage roads will require coordination with TxDOT. Also, consider a
deceleration lane to serve the southernmost driveway.
Please indicate on the paving plan sheet all drive and fire lane widths and provide typical dimensions for
the proposed parking spaces. Also note that the lime stabilization will be applied at a rate of 301b/yd2.
Provide a note on the paving plan stating that the contractor will install sidewalks at time deemed
necessary by the City Engineer.
The future horizontal curve at the northeast comer of the property may affect the location of the proposed
driveway shown in this area.
Please consider an additional curb inlet to serve the 2.96 acre drainage area adjacent to S.H. 121 to avoid
flooding during heavy rainfall.
Please show the size of all RCP on the drainage area map and make sure that the drainage calculations are
based on 100-year design values from TP40.
On the storm sewer plan show the proposed distance of the storm sewer system from the existing 12"
waterline along Corporate Drive.
Need to provide concrete riprap erosion control at the outfall of the 48" RCP at the northeast comer of the
property.
A concrete collar is required for all drainage system pipe size changes.
On the water and utility plans, please show a 25'x25' utility easement around all valve box 'and vault
locations. Please show additional valve locations as indicated on the mark-ups.
The City does not need a utility easement for the on-site fire line since this is a private water line.
Locations of all fire hydrants shall be approved by the City Fire Marshall, Travis Crump, at (972)304-
3503.
There are various other comments throughout the plans. Once these comments have been addressed, these
marked plans and two sets of revised plans should be submitted to the City for review. If you have any
