We have no objections to the plan as it is presented. For your information, the original grading plan for this property indicates the 100-year water surface elevation for the lake is 449.9. This appears to be reasonable after reviewing FEMA's Flood Insurance Rate Map (FIRM) and Floodway/Flood Boundary Map (Effective date 1984). Since the infrastructure of this property has already been developed except for the proposed Alley "D", a floodplain development permit is not required. Verification of lot grades (finish pad and floor elevations) as shown per their grading plan dated, revised 2/88, should be certified by a registered licensed surveyor prior to the City issuing building permits.
