Subject: Villages of Coppell - Phase 2
Per your request we have reviewed the grades (enclosed) for Alley
"D" on the above referenced project. We have no objections to
the plan as it is presented.
For your information, the original grading plan for this property
indicates the 100-year water surface elevation for the lake is
449.9. This appears to be reasonable after reviewing FEMA's
Flood Insurance Rate Map (FIRM) and Floodway/Flood Boundary Map
(Effective date 1984).
Since the infrastructure of this property has already been
developed except for the proposed Alley "D", a floodplain
development permit is not required. Verification of lot grades
(finish pad and floor elevations) as shown per their grading plan
dated, revised 2/88, should be certified by a registered licensed
surveyor prior to the City issuing building permits.
