THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, George Dixon, known herein as GRANTOR, in consideration of the sum of Ten
and no/100 Dollars ($10.00) and other good and valuable consideration in hand paid by City of
Coppell, Texas, receipt of which is hereby acknowledged, does by these presents grant, bargain,
sell and convey unto City of Coppell, Texas, ("GRANTEE"), the free and uninterrupted .use,
liberty and privilege of passage in, along, upon and across the following described property owned
by Grantor (the "easement strip") for the purpose of constructing and maintaining an underground
drainage system across Grantor's main tract with the right and privilege at all times, of the
GRANTEE herein, its agents, employees, workmen and representatives having ingress, egress, and
regress in, along, upon and across said premises (the "easement strip") for the purpose of making
additions to, improvements on and repairs to said drainage system or any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such £ences, buildings and other obstructions as may be found upon said property. After
construction of the underground drainage system has been completed or after any entry for repairs
or maintenance, GRANTEE shall, except £or removed obstructions, return the surface area of the
easement strip to its original condition as nearly as practical taking into consideration the nature of
the work being performed. GRANTORS reserve the right to use and maintain the surface of the
easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and
agree that upon completion of the underground facility and restoration of the surface, GRANTEE
shall not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

EXHIBIT A
DRAINAGE EASEMENT
Being a tract of land situated in the Edward A. Crow Survey, Abstract Number
301, and also being a portion of Lot 20, Block B of Fifth Section, North Lake
Woodlands, an addition to the City of Coppell, Dallas County, Texas as recorded
in Volume 78238, page 2025, Deed Records of Dallas County, Texas and
conveyed to George E. Dixon as described in the warranty deed recorded in
Volume 89071, page 2590, Deed Records of Dallas County, Texas, and being
more particularly described as follows:
BEGINNING at the most northwesterly corner of Lot 20 in said Fifth Section
addition, said point also being a common corner with Lot 21 in said Fifth Section
addition, and said point also lying in the southeasterly right-of-way of
Meadowcreek Road (a 50 feet right-of-way);
THENCE along the right-of-way line of said Meadowcreek Road through a
nontangent curve to the right having a radius of 125.00 feet, a central angle of
16°39'10", whose chord beam North 49057'26" East with a chord length of 36.20
feet, a distance of 36.33 feet to a point for corner;
THENCE South 13°00'00'' East, leaving said right-of-way line of said
Meadowcreek Road, a distance of 31.43 feet to a point for corner,
THENCE South 77o00'00" West a distance of 5.00 feet to a point for comer;
THENCE South 13°00'00" East a distance of 63.36 feet to a point for corner, said
point being in the common boundary of said Lot 20 and Lot 21 of said Fifth
Section;
THENCE North 40022'26" West, continuing along said common boundary of said
Lot 20 and Lot 21, a distance 49.92 feet to a point for corner;
THENCE North 14o56'50" West, continuing along said common boundary of said
Lot 20 and Lot 21, a distance 28.71 feet to POINT OF BEGINNING and
containing 1,576 square feet or 0.036 acres of land, more or less.
