Our review of the Villages o Coppell Phase.~.Floodplain Study has been completed. Before
presenting the results, the purpose of the study should be explained. This study could be
termed an "Interim As-built" floodplain study. It is not a final as-built study because there
is additional work left to do at the site. For this reason, the study does not need to address
the requirements of a final study.
The models presented in the subject study did not match those presented in the Phase I
Master Drainage Plan; which is, at present, the basis of comparison for all new studies.

and discharge presented in the recently completed Master Drainage Plan Phase I. The table
below shows the result of this comparison.

The Denton Creek Model used in the study matches the Master Plan model.

The subject study states that all finished floors will be elevated 2 feet above the existing
condition flood levels. Because this is higher than l-foot above the ultimate condition flood
levels, it complies with City requirements. The elevations shown for the Elm Fork Trinity
model are higher than those shown for the Master Plan conditions, thus, the proposed project
is accep,table based on that model.
