~t o~ Thursday, May 17, 1990. At ~his meeting, ~he Committee reviewed
recent site pla~ $~ani==al for t_he Villases of Co~pell III located in the Lakes
of Coupell. The Cc~mit:ee's co~aen%s are as follows:
1. It is our unde-~tanding that the City .of CoSpell requires a 20-foot
drain~e easement, rather than 10-feet, as indicated. Please confirm
this a~ this could severely impact the plan.
2. DUe tO the poor alley-to-street relationship alon~ DeForest Rd., the
Cxm~nittee sees ~he need for a screen fence; however, if a screen wall
is constructed, the Developer is hereby on no, ice that the Lakes of
COppell Owners' Association has no intention to maintain Lt. The
(~ttee would otherwise recc~a~e~ that the lot$ backing to DeForest
be changed to fTont-entry lots, if possible. '
3. Note ~2 on the pla= is no= clear. Please clarify the .intent of this:
i.e., whether ~he sideyard ~et-backs will be 3'/7' or 5'/5', or
other. Please su~mi= a typical lot lay-ou~ plan for represen=a~ive
lot types.
4. Please provide a letter from the project Developer or engineer
verifying that ~he noted floodway limits meet or exceed the City of
Coppell'$ ftoo~.lain ordinance.
5. Unless required by the City o~ Copsell, the alley opening on to Allen
Rd. should be eliminated.
