Dear Mr. Walker: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a plat of the property with the next set of plans. 2. Provide erosion control plans, storm drain plan and profile and also a current drainage area map. 3. Remove the architecture building plans from the civil plans. 4. Impact fees must be paid before the plans can be approved. 5. On sheet Al, show a 5' sidewalk to be constructed, provide a paving plan with proposed elevations and adjacent paving elevations shown. 6. Remove all details shown on the site plan in regards to paving. See the City of Coppell Standard Construction Details. Lime stabilize the subgrade instead of compacting the subgrade and a layer of sand above. 7. On sheet A2, remove the general note concerning wire mesh for the sidewalk. Also provide a paving strength design. 8. On sheet MEP-1, show sizes and locations of water domestic and irrigation meters and sizes of the fireline meters. 9. Provide a grease trap for each sewer service in case the site is ever redeveloped in the future. Also provide four cleanouts and water and sewer for individual call units outside of the building. Contact Matt Cast, Superintendent of Public Services at 304-3551 for any questions. 10. The drainage area map shown is not current. Please provide a more updated one. 11. Provide an updated grading plan. There are various other minor comments throughout the plans. Once these conunents have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
