I have been informed by Steve Morton, Public Works Inspector,
that the Valley Ranch Plaza plat which is going forward to
tl~e City Council for their consideration has not been addressed
by the Public Works staff in the areas of Streets/Water/Parks
& Inspections.
The areas that have not been addressed, as best as can be
cletermined without a set of construction plans, are as follows:
Extension of 12" water main on south side of Beltline Road
to the project's west property line.
Extension of 12" water main ~long west side of MacArthur
Blvd.
Extension of 12" water main from north side of Beltline
Road.
The disconnection from Irving water line.

E×tension of sanitary sewer along Beltline Road and MacArtbur
Blvd..
Property owner Maintenance Agreement for common areas.
Flood Plain certificate from Flood Plain Administration.
Full set of construction plans.
Full set of Irrigation plans w/ licensed irrigator seal.
Full set of Landscaping Plans w/ licensed landscaping/
arc]~itect seal.
On March 2, 1988, staff received a water and sewer layout
sheet. However, without a complete set of construction plans,
staff cannot determine the direction the engineer intends
to develop the property. Staff had to calculate all the fees
based on the sheet provided at the last minute, resulting
in them having to drop ali. other work projects to accomplish
tl~is which postponed other items of importance. The fees
that have been calculated and are applicable, in staff's
opinion, to the referenced project are attached.
Steve Morton has assured me that he has not let anything drop
between the cracks on this project and has vigorously attempted
to ascertain the information necessary for Public Works's
review. Therefore, I am requesting your assistance to ensure
this type of situation does not occur again.
In speaking with staff and reviewing the one sheet provided
the Public Works Inspector on March 3, 1988, we cannot concur
with the recommendation provided you from Planning and Zoning
which in my understanding reflects the Development Review
Committee's recommendation remarding thi~ olat.
