CMlejo Dear Mr. Jelinek: This will acknowledge receipt of your letter dated September 16, 1997 regarding thc right-of-way dedication requested by Grand Homes in connection with a development in the City of Coppell, Texas. Th~ City has r,~vicwed the proposed right-of-way dedication provided by facsimile transmission dated September 16, 1997 and finds conditions 2 and 3 in their present form unacceptable. Thc City Engineer advises that thc seven (7) year period required for completion of construction of the expansion of Coppell Road is not practical but rather fii~..en (15) years from the date of dedication is reasonable for thc completion of consLruction. In addition, the City does not want to extinguish the future obligation of the Grantor to make further dedications of additional right'Of-way in the event of a reversion. The City will agree to extinguish any future obligation on thc part of thc Grantor to make further dedications of additional rights-of-way for the land referred to in condition 3, provided such land is described by metes and bounds description and abuts Copp~ll Road where at least sixty feet (60') of fight-of-way exist as of the date of thc conveyance. Title to the land convcyed herein shall revert back to Crrantor wiL~out f'u~er action or no,ice on his part in the event the City docs not u~e the land for public road, right-of-way or other public purposes within fifteen (1 $) years from the date hereof. 3.
