Dear Mr. Callejo:
Per your conversation with Pat Atkins, President of Tipton Engineering (our planning &
engineering consultant), we are the owner of a tract of land located at the Northeast
comer of Sandy Lake Road and Coppell Road. This property is better known as Village
of Cottonwood Creek Section V with 59 residential lots. The final plat was approved by
City' of Coppell and filed with the county on March 28, 1997. The development has
recently been completed and housing construction is currently underway.
The CiD' of Coppell has asked us to provide verification of existing right-of-way along
Coppell Road to ensure the ultimate availabiliD: of right-of-way for 60' of total
dedication. Of that 60' of dedication, we would be required to provide 30' from the
center line of Coppell Road of dedication and your property would also be required to
provide for 30' of dedication from the center line of Coppell Road. Based on our field
verification, the current prescriptive right-of-way ranges from 50.1_+ to 52.1+ feet as it
relates to our common frontage of Coppell Road.
Since our property is currently platted and developed, we are unable to provide any
additional right-of-way dedication. Therefore, the CiD' of Coppell is asking for us to
obtain 5'-+ of additional right-of-way from your adjoining properD'. As you are aware, the
right-of-way varies substantially along the Coppell Road corridor with dedication ranges
from 40' along the Brazos Electric Power Company properD' (western boundary) to 55'
along the Village of Cottonwood Creek Section IV (eastern boundaD').
We propose to purchase 1258.88 LF x 3.9'+ = 4,909+ SF of dedication along the eastern
side of Coppell Road. Based on appraisal value assessed on your property by the Dallas
Count3r Appraisal District, I have calculated a price of $2,479.05, which we propose to
pay you in cash. At the time of final platting of your property, the City of Coppell will
require an additional 5' of dedication from your property that would provide for the
ultimate 60' right-of-way within this area.
We will provide all necessaD' legal descriptions and dedication deeds to provide for 4,909
square feet of dedication. Please find enclosed the following information;
1. Filed final plat of Village at Cottonwood Creek Section V including sketch of
ROW area requested
2. Filed final plat of Village at Cottonwood Creek Section IV
3. Filed final plat of Coppell Switching Station Site
