RE: Villages of Cottonwood Creek Section V
Dear Mr. Hovas:
Recently while reviewing some tax information, it was noted that the width of Coppell Road on
the City of Coppell tax maps was shown at fifty foot, not eighty foot as shown on the plat
provided for the Villages of Cottonwood Creek Section V. Please provide documentation of
how the "existing" eighty foot was arrived at in the preparation of your plat as submitted to the
City of Coppell. If in fact the fifty foot is the correct right-of-way on Coppell Road, then the
City of Coppell finds itself with a short fall of five feet of right-of-way necessary to construct
Coppell Road in the future. This five feet should have been dedicated off of your subdivision
in the platting process.
Please contact this office when the requested information has been gathered so that it can be
discussed to determine what route needs to be taken to rectify this situation. Attached to this
letter is a memo from Doug Stevens, Engineering Technician, concerning several errors on the
plat. These need to be corrected prior to filing .the plat. Also, prior to filing your plat, a 20
foot drainage easement should be provided between lots 22 and 23 for the overflow flume.
Please respond to this request as soon as possible so that this matter can be rectified. If you

It has come to my attention that there are several discrepancies with the metes and bounds on the
Villages at Cottonwood Creek, Section V plat. Those discrepancies are as follows:
1. The fa-st curve along Minyard Drive, the plat shows D = 02'08'55*
R = 500.00'
CB = S 88'50'30" E
the certificate shows D = 04'09'47* R = 258.00'
CB = N 88'00'09" E
Village at Cottonwood Creek, Section II plat shows D = 04'09'47" R = 258.00'
CB = S 88'00'09" W
2. The next curve along Minyard Drive,the plat shows CB = S 89'50'56~ W
the certificate shows CB = N 88'00'09* E
Village at Cottonwood Creek, Section II plat shows CB = S 88'00'09~ W
3. The bearing behind lots 16-22, Blk. A,the plat shows S 54' 10'58 E
the certificate shows S 40' 10'58 E
Village at Cottonwood Creek, Section III plat shows S 54' 10'58" E
4. The next curve behind lot 22, Blk. A, the plat shows D = 52'00'37'
L = 36.31'
CB = S 28' 10'40" W
CD = 35.08'
the certificate shows same, no chord bearing

In addition, it may come as no surprise that the closure did not work well. I originally
considered producing a different closure with corrections of errors listed above, however it
proved to be too time consuming attempting all the possible variations. If you have questions
