RE: Villages at Cottonwood Creek Section II
Dear Mr. Parche:
This letter is written as a follow-up to our phone conversation of February 22, 1994. During
that conversation we discussed various aspects of the development of the property known as
Village at Cottonwood Creek Section II. This is generally located at the northeast comer of
Parkway Blvd. with Coppell Road. In particular, your questions centered around the
improvements necessary to realign a drainage ditch that bisects the northwest comer of this
property. The following is a summary of what we.discussed during our conversation:
The portion of the channel that will flow east/west should be permanently improved.
We discussed the utilization of a gabion improvement.
The portion of the channel that runs north/south could be altered so that it flows into
the permanent east/west section. Because this channel basically comes on-site and is
being rerouted to be in the City's fight-of-way, I have requested that the developer
escrow money with the City that would cover the cost of the permanent improvement
of the drainage portion that will be realigned. This will generally be about 130 to 140
foot of escrow for drainage improvements.
We discussed that when the property was originally platted the fees were deferred.
Please be advised that prior to development of this property, those fees will be required
to be paid. These include water and sewer fees, park fees and escrow for Coppell
Road.
