Tipton Engineering, Inc. 6330 Belt Line Road, Suite C Garland, TX 75043 RE: Villages of Cottonwood Creek Section V Dear Mr. Hovas: The City of Coppell Engineering Department has received and reviewed your revised plans and find they meet our minimum requirements for construction. A preconstruction meeting has been held and fees have been paid. During the review process, there was some confusion over the 48" RCP along the east side of Coppell Road beneath the alley and east of the screening wall of Villages of Cottonwood Creek Section V. It should be noted that the developer was not required to construct the 48" RCP with the development of the Villages of Cottonwood Creek Section V. There are several subdivisions in Coppell that have developed adjacent to open borrow ditches. The subdivision with characteristics most similar to yours is Devonshire adjacent to Coppell Road. If the City was building Coppell Road, the drainage system would probably be built in the right-of-way of Coppell Road for ease of access in the future.
