PRELIMINARY PT2IT AND PLANS:
A. Please make the following additions and/or corrections to the
preliminary plat, as marked:
1) - The names and zoning of adjacent properties, names on
record of owners of adjoining parcels.
2) - The location, widths and names of ali. existing and
proposed streets, easements, fire lanes or other public
ways within or adjacent to the ~ract.
3) - Existing and proposed zoning of the site and the
surrounding properties.
4) - Topography of the site (intervals of 5 feet or less,
referred to sea level datum).
5) - Per Floodplain Management Ordinance #87390, (Art. 5, Sec.
C, Item 4, Page 34), all subdivision proposals must have
the following note placed on the preliminary and final
plats.

6) - No Comment.
B. The following information, as marked, is required to be
contained in the pre].imi'nary engineering plans.
1) - Submit preliminary engineering plans.
2) - The plans shall show existing structures, utilities,
sewers, water mains, culverts, power poles, telephone

lines, gas lines, and other underground structures within
the tract and immediately adjacent thereto with pipe
sizes and locations. Provide dimension controls for all
utilities and right-of-ways.
3) - On appropriate plans, provide a legend identifying the
utilities, such as water, sewer, gas line, storm sewer
,.,etc
4) - Preliminary plans of proposed water distributio~ system
sewage collection system . . . and their relation
~o't~e existing utilities in the area, and to the Utility
Master Plan.
5) - Provide a Drainage Area Map, covering two parts:
a) show On-site Drainage Map, on a scale of 1"=20',
40', 50', etc.. . ; with all details as required in
the Subdivision Ordinance.
b) show the Off-site Drainage Map, on . a scale of
1"=100', 200', etc'. . . Delineate the project's
boundary on it, plus the less detailed drainage
system, to clearly demonstrate the affect of such
activities, drainage outfalls, on the adjacent
properties and the Drainage Master Plan.
6) - If the applicant is requesting' any variance to the
Subdivision Ordinance, he/she must submit a letter
specifically outlining his respective requests. This
letter shall be submitted along with corrected plan.
7) - Show the boundaries of the 100-year Floodplain and
Floodway clearly on the preliminary and final plats.
8) - All above comments must be addressed, prior to staff's
recon~endation for approval of the preliminary plat and
plans.
9) - Provide a .written response on ali. commentst with
explanations provided on items not addressed as requested

Please make the following additions and/or corrections,
as marked:
1) - Show existing water lines in adjacent areas.
2) Show proposed water lines. (Minimum water line - size 8")
3) Show proposed valve and hydrant placement -
(valves - 500 ft. separation/hydrants
residential areas - 500 ft. separation and
Commercial/Industrial 300 ft. separation).
4) - Note on plans - Estimated daily sanitary sewer
flow
- Estimated daily water demand
5) - Show existing sanitary sewer lines.·
6) Show proposed sanitary sewer lines. (minimum
- ~ine size 8") (Lines are required to be
//Straight with no curves).
