HEARING DATE: May 8, 1990 LOCATION: At the southwest corner of DeForest Road and Allen Road, on 17.21 acres. REQUEST: Approval of a preliminary plat along with the following variances as requested: 1) Alleys be required only where indicated on the plat. 2) Minimum street radius to be less than 425 feet. (Comprehensive Subdivision Ordinance requires a minimum distance of 425 feet). SIZE OF AREA: 17.21 acres APPLICANT: Don Tipton Engineers 6330 Beltline Road, Suite C Garland, Texas 75043 ANALYSIS: The applicant is requesting approval of a preliminary plat along with variances. The preliminary plat as submitted, is acceptable. The Public Works Department has concerns about the use of ten (10) foot right-of-way dedication along DeForest Road. The Parks Department has concerns regarding the use of common areas in the abutting subdivision (Villages of Coppell, Phase II), for the disposition of storm water discharge.
