RE: Villages of Cottonwood Creek Section V Roadway Impact Fees
Dear Mr. Adkins:
This letter is written in response to your August 6, 1996 letter to Isabelle Moro concerning a
credit against Roadway Impact Fees for the 59 lots associated with Villages of Cottonwood
Creek Section V. Ordinance # 95685, which governs the Roadway Impact Fees, states in
Section 17-1-12-B paragraph 6 and 7 that no offsets nor credits will be given for roadway
facilities which are not identified within the applicable Impact Fee Capital Improvement Plan.
The forty-eight inch pipe referred to in your letter is along a section of Coppell Road which is
not included in our Capital Improvement Plan for the calculation of roadway impact fees.
Therefore, your request for a credit and/or offset of those roadway impact fees cannot be
approved.
Prior to the start of development of Villages of Cottonwood Creek Section V, all applicable fees,
including roadway impact fees, will be required to be paid.
