Tipton Engineering, Inc. 6330 Beltline Rd., Suite C Garland, Texas 75043 RE: First Construction Review Comments for Villages at Cottonwood Creek Section V Dear Richard: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the final plat, show all drainage and utility easements and visibility sight triangle easements at the subdivision entries. 2. On the vicinity map, show the correct street name. 3. On sheet 3 of the plans, provide a 30' radius at the intersection of Eastwick Lane and Sandy Lake Road, and also at Coppell Road and Bricknell Drive. Also, provide brick paver bands on Bricknell and Eastwick per Streetscape Plan. 4. On the profile for Eastwick Lane, provide 100' minimum vertical curves as per Subdivision Ordinance and the percent grade at the locations shown on the plans. 5. The proposed grades at the subdivision entry of Eastwick Lane and Sandy Lake Road are too steep. Provide cross section details of the entry prior to approval. Provide a R.C.P. under subdivision entrance on Sandy Lake and also on Coppell Road. 6. Show all sidewalk and barrier free ramps on the paving plans. Also, show all proposed underground conduits under the paving area. 7. Provide comer clips at locations shown on the plans. 8. On sheet 4 of the plans, label street name on the prof'fle. 9. On sheet 5 of the plans, label the street name on the profile, hatch the fill area, and verify all benchmark elevations. 10. On sheet 7, use a "c" value of 0.65 per Dallas Drainage Manual. Also, show the existing storm drain that the Woodlands of Coppell subdivision constmcted that tied into the existing 48" R.C.P. with a Y-inlet. Recalculate the hydraulic calculations with the additional Q coming from the Woodlands subdivisions. 11. Provide positive overflow between lots 10 & 11 Blk A & B, lots 17 & 18 Blk A, lots 22 & 23 Blk A, and lots 8 & 9 Blk C. 12. On sheet 8 of the plans, label the line number for the 60" R.C.P., provide the flow line elevation for the future low point on Coppell Road, show any existing underground utilities along Coppell Road and show the proposed sewer line between lots 10 & 11 Blk A & B on the plan and profile of the storm sewer. The sewer line may be in conflict with the elevation of the 66" R.C.P. 13. Keep a 10' separation between the sanitary sewer line and the 60" R.C.P. between lots 10 & 11 Blk A. 14. On sheet 9 of the plans, show the size of the R.C.P. laterals on Eastwick Lane, relocate the low point inlets to be between lots 5 & 6 Blk C and also the inlet on lot 8 to between lot 8 & 9 in order to provide positive overflow. Also, on line 'B' provide a junction box at the intersection of the two 21" R.C.P. laterals. 15. On the water and sewer plan, provide a 2" blowoff at the end of the water line on Eastwick Lane at the location shown on the plans. 16. Add an 8" water line from Coppell Road to Eastwick Lane on Bricknell Drive. Contact Matt Cast at 304-3551 for any questions. 17. Construct the fire hydrants 3' back of curb. Also, add the comments regarding the hydrants and water main cover onto the general notes on sheet 10. 18. On sheet 11 of the plans show the storm drain on the profile of sanitary sewer line "A". The two lines may be in conflict with each other. 19. On the grading plans, show inlet locations and flow arrows on the street. Also include the grading type for each lot. 20. Provide elevation shots at the locations shown on the plans. 21. Separate the landscape plans from the civil plans. The landscape plans will be approved by Building Inspections Department. 22. Provide an entire offsite drainage basin and correlate the drainage area map with the drainage area map in the Villages of Cottonwood Creek VI civil plan and Villages of Cottonwood Creek Section III drainage area map. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
