We cs~te ~e co~ctio~ cost of ~e proposed ~e and b~c ~aQ along Coppell Road to be
as follows:
18,120 SF X $2.50 per SF = $45,300.00
Since Coppell Road is currently unimproved, this amount would be paid to the City and
escr_owed until such time as improvements to Coppcll Road are constructed.
It is our understanding that this amount will be deducted from the park fees. We calculate the
remaining park fees due to the City to be as follows:
Park Fees (59 lots at $1,285.00) = $75,815.00
less hike and bike trail costs =$45,300.00
Remaining Park Fees Due $30,515.00

Re: VILLAGE AT COTTONWOOD CREEK V
Dear Ms. Moro:
We estimate the construction cost of the proposed storm drainage improvements along Coppell
Road to be as follows:
48" RCP - 805 LF X $67.00 per LF = $53,935.00
Since Coppell Road is currently unimproved these improvements will be constructed at the time
of development of Village at Cottonwood Creek V.
It is our understanding that this amount will be deducted from the street assesssment fees. We
calculate the remaining street assessment fees due to the City to be as follows:
Street Assessment Fees (59 lots at $855.00) = $50,445.00
less storm sewer improvements = $53 935.00
