(Engineer) (Owner) 6330 Belt Line Road 3131 McKinney Ave. Suite C Suite 200 Garland, Tx. 75043 Dallas, Tx. 75204 (214) 226-2967 (214) 871-3320 HISTORY: This property was recently rezoned from TH-2 and R to SF-7 and R TRANSPORTATION: Coppell Road is a C2U with 60 feet of r.o.w., currently unimproved; Thweat/Coppell is a C4D/6 four-lane divided in a 6 lane divided r.o.w, of 110 feet width, currently unimproved. Item 11 SURROUNDING LAND USE & ZONING: North - developing single-family; PD-SF-7 South - vacant; SF-12 East - developed single-family; SF-0 and SF-9 West - vacant, and electrical sub-station; LI COMPREHENSIVE PLAN: The Plan showed duplex and retail as most appropriate; however the Planning Commission has recently determined that single- family and retail is the best use for this land ANALYSIS: Although staff supports the request to subdivide this property in a configuration which tracks with the recent Commission and Council recommendation to rezone the property to single-family uses, there are a number of technical difficulties with this plat that the applicant has yet to address. For example: -a single street name is advisable for the entire length of the subdivision -correct zoning on all properties adjacent to/on this site needs to be shown -Oakbend subdivision should be delineated on this plat -escrow will be required for Coppell and Thweat Roads -all easements must be shown on the plat (specifically TU and Brazos Electric) -updated utility plans need to be provided to staff -make additional setbacks on lot 16 and 26, Block A -address issues outlined in Engineering comments (attached) If these concerns are adequately addressed prior to the Commission meeting, staff would recommend approval of the preliminary plat.
