COMMENT STATUS: INITIAL ~' PRELIMINARY FINAL
1. Verify that the location of Eastwick Lane with Coppell Road meets all sight visibility
requirements, especially horizontal visibility. This could affect the location of the street.
2. All easements should be shown on the face of the plat and be a minimum of 20 foot wide.
3. You have a comment that all street centerlines will meet minimum City of Coppell radius
requirements. It does not appears that your centerlines meet City requirements.
Therefore, you should request a variance from the Subdivision requirements.
4. Escrow will be required for both sections of Coppell Road.
5. You should investigate the possibility of turning the alley back between lots 1 and 2, Block
A to intersect with Eastwick Lane. This would eliminate a situation where you have a
street, an alley and a street all intersecting a collector street within 250 foot of each other.
The City's experience with situations like this is they create havoc with traffic, especially
when the school to the east of this property is developed.
6. It appears that all the drainage boundary lines have not been shown. Please make sure the
limits of all drainage areas and the separation between the drainage areas are accurately
shown.
7. Some type of positive overflow should be provided between lots 10 and 11, Block A and
Lots 23 and 24, Block A.
8. Your drainage plans appear to show drainage area C draining to Coppell Road even though
there is a very steep grade away from Coppell Road in this area. Please explain how this
will be accomplished.
9. The entire off-site drainage basin should be shown.

10. There is a good potential that you will have some street flooding associated with this
drainage design: however, those issues will be addressed during the review of the
construction plans..-
11. Please provide the proposed centerline radius of your sanitary sewers on the face of the
plat and insure that they meet our minimum requirements. This will be reviewed during
the construction plan review.
12. While you have submitted some landscape plans, they do not track with what is currently
shown on the plat. The landscape plans should therefore be revised to accurately reflect
the plat.
13. The sewer to serve Lot 12 (retail site) should end outside of the paving.
14. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug
Steven at 393-1016 to obtain additional information.
