The alley between lot 1 and 2, Block A should be turned back to the west to intersect with the main street. There should be some contact with the people that currently live on Tanbark to eliminate the alley connection currently existing to Minyard Drive. This will create more efficient traffic control in the future, especially when the school site is constructed to the west. 2. All easements should be shown on the face of the plat. 3 The proposed location of Elmsted Drive will not allow a median opening in the future when Coppell Road is constructed. The median opening will be provided at Winding Hollow. Please verify that the location of Elmsted meets all visibility requirements.' 4. Escrow will be required for both sections of Coppell Road. 5. The center line radius of all streets should be provided and if they are less than the minimum required by the Subdivision Ordinance then a variance will be required. NOTE: We did not receive revised utility plans so we are keeping comments 6-10 even though the applicant has stated they have been addressed. 6. Sanitary Sewer service should be provided to the lot 12 retail site. 7. The utility plans show the sewer lines down the center line of the street. They should be offset to the right-of-way. 8. Village of Cottonwood Creek Section III plans show approximately 20 acres of off-site drainage coming onto this site basically between lots 9 and 10 of Block B. Please reevaluate those plans and reevaluate your drainage design to ensure that all off-site drainage is being adequately picked up and conveyed through this site. Village of Cottonwood Creek Section III plans show that approximately all of the area south of the Lone Star Gas Easement drains back to the east between lots 14 and 15 of Villages of Cottonwood Creek Section 1. Please reevaluate those plans and your drainage design to ensure that the drainage is being adequately conveyed thorough this site. 10. It appears as though the drainage boundary lines between the various drainage areas have not been shown. Please make sure that the limits of all drainage areas are accurately shown. There is a need to show water demand and sewer flows in proposed development. 2. No curves are allowed in sewer lines. 3. No center median is allowed at Coppell Road entry. 4. Street names need to be identified. 5. Please identify sewer line configuration that runs between Block A, Lots 23 & 24. 6. Landscape and irrigation plans need to be submitted tbr review. 7. The Parkland Dedication Ordinance will be in effect tbr this development. A fee of $1,285.00 per dwelling unit is required at the time of final plat approval. 8.
