August 15, 1985 CONSULTING ENGINEERS Mr. Ulys Lane Wier & Associates 601 Matlock Centre Circle Arlington, TX 76119 Re .- The Landing at Cottonwood Creek Lot 4, Block 2, Village at Cottonwood Creek Part of Section II Dear Mr. Lane: We have reviewed the above referenced submittal for conformance to City of Coppell Zoning and Subdivision Ordinances and request the following items be addressed. Since this lot is a part of a plat of record, it does not have to go through P & Z and Council approvals for platting purposes, unless it is not filed in the Plat Records of Dallas County or has not been properly approved by Planning and Zoning Commission; then it should be treated as an individual project, subject to platting procedures. It is our opinion that it should be submitted to P & Z and Council for approval after the City staff has reviewed the plans. Provide details of "covered" parking spaces. A minimum of 112 parking spaces must be covered, (50% of 224 dwelling uaits) to have the density indicated. The architectural site plan does not agree with the engi- neering site plan. Please resolve the parking spaces. The plat indicates a 15' bgilding setback along Coppell Road, while these plans indicate a 25' setback. Indicate rights-of-way for Parkway Boulevard, Coppell Road and Misty Haven Drive. The 15' utility easement 'along the east property line is not shown on the Section II final plat. Please resolve. Provide 24' wide fire lanes. Minimum radius for fire lanes shall be 30'. The median opening along Parkway Boulevard shall be a minimum 420' from Coppell road median nose. Please indicate dividing line between MF-1 and MF-2 zoning boundaries within this site. 10. Although this is private property, we would suggest using design storm of 100 years for drainage design, utilizing TP-40. Additionally, the City will not maintain the storm sewer since it is located on private property and not within an easement. 11. Indicate offsite drainage contributing to the area. 12. The sanitary sewerage system will not be maintained by the City either, since it is not located within a dedicated easement. 13. Show profiles of sanitary sewer mains, connecting to the main lines in Parkway Boulevard. 14. Suggest no horizontal bends in sanitary sewer mains, especially on 6' diameter mains. 15. Where'is drainage from swimming pool being placed? 16. At the east end of project, loop 8" water main as shown on plans. 17. Add gate valves to fire hydrant assgmblies as shown on plans. 18. Add gate valves to main line as shown on plans. 19. Provide landscape and'sprinkler plan. 20..Please address additional comments as indicated on plans. 21. Access should be provided onto Coppe11 Road and Misty Haven Drive from this development. 22. The main entrance drive off Parkway Boulevard should have a maximum 10' median between the 2 - 25' drives. 23. Change the dumpster pads near building 8 and 11, and building 6 to have access from the right side of drive instead of crossing over traffic lanes.
