Box 478 Coppell, Texas 75019 Re: Wrangler Drive Reconstruction Project (Project No. ST 96-01) Proposed Plans for Park West Commerce Center Dear Michael: At your request, David Littleton of Halff Associates provided us with plans for the two (2) proposed sites at the intersection of Wrangler Drive and Enterprise Drive for our review (See attached letter of transmittal from David Littleton). We have, therefore, performed a cursory review of these plans as they relate to the Wrangler Drive design and offer the following comments: Proposed Site at the Northwest Corner of Wrangler Drive and Enterprise Drive - 1. The proposed inlets along Wrangler Drive at Sta. 5+83.88 and Sta. 10+08 conflict with the location of the proposed driveway improvements for this site. Halff Associates is proposing to relocate these inlets further to the east to avoid the conflict. This will require the extension of the 21" RCP leads for both inlets as shown on the enclosed exhibits provided by David Littleton. There does not appear to be any problems with the proposed inlet relocations. However, Halff Associates will need to provide the centerline station for the new inlet locations and the revised slope for the 21" leads. 2, The proposed landscape improvements at the intersection of Wrangler and Enterprise do not appear to accommodate the proposed sidewalk ramp construction in the Wrangler Drive project or future sidewalk improvements along Wrangler and Enterprise. 3. The alignment for Wrangler Drive was established with the understanding that an additional five (5) feet of right-of-way would be dedicated along the frontage of this property when it developed. However, the plat does not appear to reflect any additional right-of-way dedication. Proposed Site at the Northeast Corner of Wrangler Drive and Enterprise Drive - 1. Halff Associates' storm drain Line "B" ties into the Wrangler Drive storm drain system via a proposed 18" RCP stub-out at Sta. 18+75. However, the proposed drainage area for the Halff Associates' Line "B" (2.53 acres) is slightly larger than the drainage area shown in the Wrangler Drive design for the proposed 18" stub-out (1.80 acres). Halff's design, therefore, requires a 27" pipe size rather than the 18" stub-out provided in the Wrangler Drive project. · gt5 FLORENCE STREET F~T WORrh/, FEXAS 76~02 (817) ]J6-577J FAX (8~7) JJ6-281J Mr. Michael Martin, P.E. - City of Coppell Wrangler Drive Reconstruction Project - Proposed Hans for Park West Commerce Center June 19, 1998 Page 2 We recommend that either: 1) the proposed drainage patterns on the subject site be revised to better match the drainage areas in the Wrangler Drive plans or 2) that a portion of the storm drain system in Wrangler Drive be increased in size to better accommodate the proposed drainage from the subject site. To revise the Wrangler Drive system would require that 35 linear feet of 18" RCP be increased to a 27" RCP stub-out at Sta. 18 + 92.50 and that approximately 258 linear feet of 27" RCP be increased to 30" RCP from Sta. 18+87.50 to Sta. 21 +50. 2. The proposed landscape improvements at the intersection of Wrangler and Enterprise do not appear to accommodate the proposed sidewalk ramp construction in the Wrangler Drive project or future sidewalk improvements along Wrangler and Enterprise. 3. The City may want to consider abandoning the existing sanitary sewer line along the east side of Enterprise Drive at the intersection of Wrangler Drive, in conjunction with the Wrangler Drive project or the proposed site development, since it appears that it is not needed for service to the adjacent tracts.
