REOUBST: Requesting preliminary plat approval of the Village at Cottonwood Creek. APPLICANT: SB$ Joint Venture GENERAL DESCRIPTION: The applicant is proposing to develope their 187 acre site in the following manner: 52.6 acres of Single Family housing, 116.4 acres of multi-family housing, 12.00 acres of Commercial/Retail and 9.5 acres reserved for a school. b'TAFF EVALUATION: Recommendation of approval of this preliminary plat is subject to the attached comments from the City Engineer. The applicant also needs to address the following items: 1. The alignment of Parkway Boulevard has not been definitely determined. 2. Alleys should not access Misty Haven and Thweat Road. 3.Property adjacent to the school site should be screened according to City Standards. PLANNING AND ZONING COMMISSION: The P & Z Commission recommended approval (4-1) of this preliminary plat with the stipulation that the City Engineer's comments be made a permanent part of this file.
