PRELDIlNARY PLAT
We have ~evie~ed the subject plat and recommend the foll~wing items be
addressed before proceeding to the City Council as a preliminary plat:
1. All water and sewer lines are a minimum of 8 inches in diameter.
2. It is our belief that the water line in Parkway Boulevard should
be a 16" line instead of a 12", due to the future demands in the
high-density areas.
3. An additional 5 feet of right-of-way is required for dedication
along Coppell Road. The question of escrowing of funds for the
improvement of Coppell Road and Thweat Road will need to be
addressed.
4. It is noted that there is a potential drainage problem at the
northwest corner of this property. The engineering apprqval in
review of these preliminary plans will not constitute endorse-
ment by the city of this type of drainage. The drainage problem
in the northwest corner must be. resolved between the developer
and the adjacent property owners prior to issuing final approval
of the final construction plans.
5. The applicant is also advised that they will need a street lighting
plan and a streetscape/landscape plan along with the final engineer-
ing plans.
Ail other provision~ of th~ subdivision ordinance will be in effect.
