RE: Vista Properties Credits
Dear Mr. Anderson:
This letter is written in response to your December 11, 1996 letter requesting confirmation
of credits available to Vista Properties, Inc. In accordance with the April 24 1996
Development Agreements for: Water Improvements; Sanitary Sewer Improvements; and
Drainage Improvements, the following represents your available credits for the property
referred to as the Vista Property:
1. Water Improvement Credit
2. Sanitary Sewer Improvement Credit
3. Drainage Improvement Credit

$ 75,150.00
$145,000.00
As per the agreement, the drainage improvements are to be used to offset any Roadway
Impact Fees.
The status of the other items in your letter are as follows:
1. Both Quit Claim Deeds have been reviewed and approved by the City Attorney.
2. The conveyance of facilities from the RUD to the City of Coppeli has been
approved and executed by the City of Coppell.
3. All three documents are in the process of being filed with Dallas County.
4. Paperwork has been processed to remit the $10,000.00 payment in accordance
with the Drainage Agreement. That check will be mailed to Vista Properties on
January 24, 1997. The time delay is due to processing of paperwork and cutting
of the check by the Finance Department.
The City of Coppell has received your assurance that all items shown on the
punch list for the existing improvements will be addressed by Vista Properties.
Acceptance of the project by the inspector on this project, Garreth Campbell,
will be provided to Vista Properties by separate letter.
Once the City has received the filed copies of the Quit Claims and the conveyance
documents, copies of those will be provided to your office showing the volume and page
number.
While this has been a long and at sometime tedious process to acquire the improvements
previously built, it is my opinion that the end result has been in the best interest of all
entities involved. I appreciate the patience of Vista Properties, Inc. and the diligence in
working through Lewisville to assist the City of Coppell in acquiring the previously built
improvements.
