Griff'm, P.E., Dir. of Public Works/City Engineer December 13, 1996 In accordance with the Water, Sewer and Roadway agreements that have been negotiated between the City of Coppell and Vista Properties over the last one plus years, Vista Properties has provided to the City of CoppeH Quit Claim Deeds for the conveyance of the utilities. With the memo, I am providing Quit Claim Deeds from the City of Lewisville to Vista Properties, from Vista Properties to the City of Coppell for the same improvements and then a conveyance of the facilities from the Denton County Road Utility District #1 (RUD) to the City of Coppell. The legal descriptions provided for the improvements and the exhibits provided for the improvements are accurate and in accordance with what has been discussed between the City of Coppell and Vista Properties over the last year. I need to insure that the process being followed on the Quit Claim Deeds are adequate to protect the City and to convey the improvements to the City of Coppell. The culmination of this entire project of having the credits of fees and dedicating the existing improvements to the City of Coppell has taken some time, however, as always, Vista Properties is now in a position to move very rapidly on finalizing these agreements. Also, the proposed Magnolia development is awaiting letters from the City of Coppell assuring that the improvements are the City of CoppeH's and that Magnolia can tie into those improvements in the future. That said, I would appreciate any assistance that can be provided to expeditiously receive comments from you. I am also providing a copy of the cover letter from Vista Properties to myself to ask that that also be reviewed and to insure that the order of filing of the deeds is accurate and in the City's best interest.
