Box 478 Coppell, Texas 75019 214-462-0022 December 10, 1996 Dennis Winzeler Vista Properties, Inc. 5950 Berkshire Lane, Suite 400 Dallas, TX 75225 RE: Vista Properties Dear Mr. Winzeler: This letter is written as a follow-up to our numerous conversations concerning the intersection of Denton Tap Road with the entrance to the Magnolia property and the proposed roadway into the Vista property. Based on traffic patterns in the morning and the need to access Denton Tap Road from the side streets and the proximity of the proposed middle school and elementary school, it is highly likely that a traffic light will be warranted at that referenced location sometime in the future. The financial responsibility for that traffic light will be the City of Coppell's. More than likely the traffic light will be constructed with the reconstruction of north Denton Tap Road sometime after 1998.
