Box 478 July 16, 1996 Mr. Bill Anderson Dowdey, Anderson and Associates, Inc. 16250 Dallas Parkway, Suite 100 Dallas, TX 75248 RE: Sanitary Sewer Improvements and Water Improvements for Vista Ridge Dear Mr. Anderson: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Show all existing improvements behind the lots in Lake Park Addition i.e. fencing, trees, shrubs, etc. 2. Temporary fencing must be provided around existing trees. 3. Indicate locations of existing irrigation and french drainage systems. Provide a note stating any existing drains or irrigation systems damaged must be replaced. 4. Provide a note stating existing landscaping to be replaced to as good as existing condition. 5. Construction hours will be limited behind homes to 8 a.m.-6 p.m. Monday through Friday. 6. Contact Gary Sims, Leisure Services Director before beginning construction in the park. 7. On sheet 3, construct the siphon box adjacent to the future back of curb. 8. All manholes need to be either above the I00 year floodplain elevations or bolted down manholes. 9. What can be done to lesson the odor problems that may occur at the siphon box? 10. On the siphons detail sheet, provide hubs and extensions for gate valves. Also provide a valve box as indicated on the plans. If you have any questions, please contact Matt Cast, Public Services Superintendent at 304-3551. 11. All existing sanitary sewer lines and all new sanitary sewer lines shall be televised. 12. Provide a 6' diameter manhole on Sanitary sewer Line "B" at Station 6 +63.16. 13. Concrete encase the proposed Sanitary Sewer Line "C" where it crosses under the existing drainage ditch on the east side of Denton Tap Road. 14. Provide a 6' diameter manholes on Sanitary Sewer Line "D" at Stations 10+66.24, 14+94.68 and 10+66.24. Also provide 6' diameter manholes on Sanitary Sewer Line "E" at Stations 0+00 and 4+14.76. 15. All proposed utilities shown in TxDOT right-of-way must be approved by TxDOT. 16. Need to provide plans to show the existing 12" waterline along south side of S.H. 121 By pass connecting to the new 16' waterline in Denton Tap Road. 20. 21. ~22. 17. All agreements with the City of Lewisville must be finalized prior to final acceptance of the water and sewer lines. 18. It is recommended that the comractor video tape existing conditions north and south of Denton Creek prior to construction. 19. The siphon is based on some amount of flow. Umil homes lanes are built, how are you proposing to sewer this area. The system would not work initially due to low flow. Do you know how much flow is needed before the system works? Indicate the size of manhole proposed into the siphon. (See detail sheet) Show contour lines in the plan view of sanitary sewer lines. The City will need offsite easements for all sanitary sewer lines located outside of the City of Coppell right-of-way. 23. On sheet 8, provide a note to cut and plug existing 8" sanitary sewer line. 24. Provide calculations for all sanitary sewer lines so we can be ensured that downsizing from a 12" to a 10" line provides adequate capacity. Also provide calculations showing that the proposed sanitary sewer lines can handle future development west of Denton Tap Road. 25. Portions of Sanitary Sewer Line "F" does not meet the City's minimum coverage requirements. 26. Water L'me "A" to be approved and inspected by the City of Lewisville. 27. Is Lewisville going to provide water to irrigate west side of MacArthur or is Coppell? Do the meters need to be connected to new 12" waterline? (Refer to Sheet 12) 28. Show City limit lines on all plan sheets. 29. Provide a mainline valve on 12" waterline as shown on sheet 13. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
