Texas 75019 214-462-0022 January 2, 1997 Terry Mitchell Carter Burgess Engineering 7950 Elmbrook Drive suite 250 Dallas, TX 752474951 RE: Vistas of Coppell Phase lA Construction Plans Dear Mr. Mitchell: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 2. Provide the revised plat showing the correct street names. On the grading plans, indicate the lot grading type for each lot. Also, show the location of the Hike and Bike Trail on the paving plans. 3. On the paving plans, show the location of the storm sewer inlets. Also, show the direction of drainage flow. 4. The barrier free ramps need to be constructed by the developer at the time of street construction. 5. Provide a detail of the proposed deceleration lane showing signage and button layout. 6. The deceleration lane and all street cuts will require a TxDOT permit. 7. A metes and bounds description must be provided for the extension of Forest Hill Drive. 8. Show the location of the median in MacArthur Blvd. on sheet 6 of 10. Also, ADA ramps need to be shown at the intersection. 9. A sidewalk needs to be constructed by the developer on the south side of Forest Hill Drive adjacent to the levee. 10. Make the changes to the water and sewer general notes on the water and sewer plan sheet as indicated on the plans. 11. Provide 3 additional main line valves as indicated on the plans. 12. Show the storm drainage system on the water and sewer plan sheet. 13. Provide 5 foot diameter manholes at the following sanitary sewer stations: a. Line "S-II" Station 6+00; b. Line "S-11" Station 14+49.12; c. Line "S-II" Station 19+40.14. 14. In the detail for water and sewer service line locations, make the water main and water services a solid line and the sanitary sewer main and sewer services a dashed line. 15. Show all water line and sWrm sewer systems crossings in the sanitary sewer profiles. 16. Concrete encase the sanitary sewer line where the storm drainage system crosses within 24" of sewer line. 17. Provide construction plans for the existing offsite drainage system. 18. Erosion protection needs to be provided at all the outfall headwalls. 19. Who will maintain the temporary offsite drainage swale? The drainage swale side slopes must be no greater than 4:1 so it can be mowed and maintained. 20. Concrete collars are needed at all pipe size changes. 21. Provide 21 ~ RCP intervals for all 10' inlets. Also, all low point (sag) inlets must be a minimum of 10' long. 22. One of the inlets on Waterview Drive appears as though it is not located at the low point of the street. 23. A temporary drainage ditch needs to be provided for the storm sewer system located in Forest Hill Drive. Also, who will maintain the temporary ditch? 24. A manhole needs to be provided_every 500' on the storm sewer mains. 2:5. Show the location of all water- and sewer lines in the plan view of the drainage plans. There are varioUs other minor comments throughout the plans. Once these comments have addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
