Park Trail Construction
Dear Gary:
Per my meeting with you and Clay Phillips last week concerning the viqt..as of Coppell residential
development, I would like to verify the arrangements for construction o~t the proposed Trail along
Denton Creek and disposition of the park fees for the project.~
Per our discussion, Centex is proposing construction of the park trail (to AA. SI-Fro standards)
from the Max;Arthur Boulevard bridge over Denton Creek westerly to the western platted
property line of Vistas of Coppell, Section 2. This will constitute approximately 3900 LF of trail
construction with associated appurtenances. Our current estimate of the design and construction
cost is approximately $200,000 (unless additional railings or re,~.fiffing walls are needed which
could increase the cost). 'In addition, Centex will take all steps neZessary to secure an easement of
sufficient width (16 fbot minimum) on the Levee Improvement District land along the length of
the trail. ~
In return for the construction of the Trail> the City of Coppell will reduce the total amount of park
fees due for the project by the documented amount of expenditures for construction of the Trail.
Upon completion of the Trail construction, Centex will submit to the City a detailed accounting of
the total costs incurred in design and constuction of the Trail. Centex will pay the diff'erence
between the original park fees and the Trail construction cost to the City. In the unlikely event
that the cost of construction of the Trail exceeds the total park fees which would otherwise be
due, Centex reserves the right lo stop construction of the Trail and/or apply for reimbursement
frown the City for the cost overage but will not be obligated for any costs of construction
exceeding the park fees. Since the estimated park fees for the project exceed $275,000 versus an
approximate $200,000 Trail cosL this is a very unlikely scenario.
Tile construction of the T[aJl will proceed in two phases> roughly matching the phasing plan of the
residential subdivision Phase I will nm from the MacArthur bridge to the westerly edge of Phase
2B and the remainder of the Trail will be constructed w/th Phase 2C. Because the construction

Phase 2A, 2B and 1 A, we request that any remaining credit or overage on the initial phase of Trail
construction carry over to Phases lB and 2C of the residential project.
We appreciate this opportumty to work with the City of Coppell on a mutually beneficial goal and
