Consideration and approval of authorizing a reimbursement to Valley Ranch
Self Storage in the amount of $401.00 for the difference in cost from a 12"
water line to a 10" water line in accordance with the Subdivision Ordinance.

Valley Ranch Self Storage has requested that the City reimburse the difference in cost from a
12" water line to a 10" water line in accordance with the City of Coppell's subdivision policy
in affect at the time that the property was developed. Section 7, Appendix B of the old
Subdivision Ordinance entitled "Water and Sewer Pro Rata" states "the City of Coppell will
refund the incremental cost on water and sewer mains over 10" in diameter. The incremental
cost borne by the City shall be determined on the basis of the difference between the unit prices
established in this ordinance."
The new Subdivision Ordinance only requires the City to participate in the cost difference of any
line installed greater than 12" in diameter. However, because this was constructed under the
old Subdivision Ordinance, it is my opinion that the construction of the project should be
considered under the old Subdivision Ordinance. We have previously granted this
reimbursement to Blooming Colors Nursery and Valley Ranch Baptist Church.
The old Subdivision Ordinance stated that reimbursement should be based on the difference
between unit prices in the ordinance. The cost difference between a 10" and 12" water line in
the old Subdivision Ordinance was $2.00 per linear foot. Therefore, the reimbursement for the
200.56 L.F. of water line is $401.00.
