Dear Mr. Callejo:
The City of Coppell retained the services of Evaluations Associates to perform an appraisal on property
owned by Mr. Callejo generally located west of Coppell Road north of Sandy Lake. That appraisal has
now been completed and provided to the City of Coppell. Included with this letter is a copy of the
complete appraisal report from Evaluations Associates. The total compensation for the proposed fight-of-
way, slope easement, drainage easement, temporary construction easement and any damages has been
calculated at $48,974.00.
This letter will serve as an offer from the City of Coppell to acquire the following:
21,505 sq. ft. of right-of-way;
22,271 sq. ft. of slope easement;
10,200 sq. ft. of drainage easement; and the use of
18,700 sq. ft. of temporary construction easement for a total offer of $48,974.00.
Because the City of Coppell has a need to expedite the construction of Coppell Road, your response to the
offer of $48,974.00 should be provided to the City by June 9, 1999. ff the City's offer is not accepted or
if we are not in negotiation for the acquisition of the fight-of-way by that date, then the City of Coppell
will be left with no option other than to begin the process of acquiring the necessary property through the
process of eminent domain.
